Now, out of roughly 30,000 homes on the market in Arizona, these thousand or so represent a specific slice. They’re not for everyone. But if you’re someone who’s looking for a deal and you’re willing to put in a little effort, this list is a great starting point.

Here’s the part that surprises most people. A lot of buyers assume you need cash to buy a distressed property, and that’s just not true. I have access to loan programs that let you purchase the home and finance the renovation all in one loan, using the bank’s money. So even if the home needs significant work before you can move in, you don’t have to come out of pocket for the repairs. The bank funds the purchase and the renovation, and you move in once the work is done.

What kind of savings are we talking about? On some of these distressed properties, we’re seeing purchase prices at 70-80% of the home’s actual value. That’s a potential savings of 20-30% compared to buying a move-in ready home at full market price. For a buyer who qualifies, that’s real equity built in from day one.
