I know that sounds old school in a world where everyone starts their search on Zillow. But here’s the thing: some of the best homes never make it to Zillow. They never hit the MLS. I’ve mailed out thousands and thousands of these letters over the years, and they work. The letter is designed to reach homeowners who might be open to selling but haven’t listed their home yet. It’s personal, it’s direct, and it’s written in a way that gets the phone to ring. It took me a long time to learn how to write something that actually gets a response, but after doing this for over 40 years in Arizona, I know what works.

Here’s a real example of what this letter can do. Last year, one of my buyers was looking for a specific type of home. We sent the golden letter out to a targeted neighborhood, and a homeowner called who had been thinking about selling but wasn’t on the market. My buyer ended up purchasing that home for $1.4 million, completely off-market, before anyone else even knew it was available.

But here’s the part that really shows you the power of this. That sale set off a chain reaction. The seller was able to move and buy another home. The people selling that home were then able to buy their next place. By the time it was all said and done, four families moved because one letter hit the right mailbox at the right time.
