When’s the best time to sell your home in Phoenix? Timing matters a lot, and I’m talking about $10,000 to $15,000 more in your pocket just based on when you put your home on the market.
We sell consistently between 6,000 to 8,000 homes a month here in Arizona, so the market isn’t wildly seasonal. However, certain times of the year can give you a clear edge, either with a higher price, a faster sale, or both. Let’s break it down.
Best months for top dollar. If you’re going for the absolute best price per square foot, aim for spring or early fall. Homes listed during those months tend to sell for about 2% to 3% more than average and usually move faster. Zillow and Investopedia’s data show that May and June consistently bring in the highest home prices, up to $10,000 to $15,000 more compared to winter.
If you can’t list in spring, September and October are great second options. They often lead to December closings, which are surprisingly strong, up about 2.5% and right on par with spring numbers.
Fall attracts serious buyers. Fall isn’t just a fallback. Here in Phoenix, we see a lot of activity from retirees, snowbirds, and people downsizing toward the end of the year. If your home fits those buyers, listing after summer can work really well.
Fastest closing months. If a quick sale is your priority, look at April, July, or October. April usually closes about seven days faster, July about three days faster, and October also tends to move quickly.
If you want more traffic and better offers, always list on a Thursday. It gets buyers ready for weekend showings. Mondays and Tuesdays are not ideal because they just don’t generate the same urgency.
